HVAC panel "hiss"

Hey guys, never had a problem with the hvac panels in the dozen or so g bodies ive had but now i do in both regals. The panel always hisses, i took it out and the selector piece in the back of the panel assembly (its white on one side, its comes out with one bolt, its what the hoses and the rubber cover push on to, has a clip that separates it, etc) is the cause. If i put pressure on it i can make it go away. I took it apart and it looks a maze with a rubber outline. Can you buy this piece separate? Is there a way to repair it? I assume the rubber is worn out and the clip doesnt put enough pressure on it to keep it air tight. Oddly, its doing it in both my regals, so i cant even swap panels haha. Anyone ever have this issue? I would go to a junk yard but no junk yard around here have any g bodies left.

I believe the part you are looking for is the Vacuum Selector Switch, Murray (or four seasons) part no. 36694. Most NAPAs and other parts places have them or can get them, about $20 a piece. I bought a new one on amazon for less.
