Anyone up for garage talk, ESPECIALLY rural guys?

Getting ready to sell my place in the Atlanta suburbs (good bye 24x32 workshop and 2000 sq ft drive under garage time)...

The place I bought in the relative country 14 months ago needs the garage addition to the house soon. (Someday, maybe 10 years from now, 60x100 steel building. But nevermind that.)

This is to be my last property. A retirement home well short of retirement. We're on wells (plural, have drilled for drinking and house, bored well for workshop not to mention the irrigation pump off the private 2 acre pond).

I plan the attached house garage to be maybe 30x50 at this point, 11 foot wall height, open vaulted ceiling, 10x50 loft.

What I know I'll have is 2x6 r19 wall construction, it will be heated/cooled, insulated/vapor barrier slab, shower in the shop itself, and that loft.

Im pipe dream thinking an in-floor drain for winter/indoor car washing?

Also, wondering about indoor parts washing/degreasing station, how to evaporate/deal with the runoff and solvent residue from cleaning... to evaporate it without dumping into septic/outdoors?

Anything anyone has done they wish they did or didn't do? I'm looking for more ideas on my build, but, don't mind if it turns into a bit of a dream thread for all of us.
 
They make panels for the inside walls of car washes. Most just use metal roofing/siding though. Depending on you local ordinances and what not, you may have issues with them allowing it with out all sorts of extra sized septic system etc. A friend put a drain in when he poured the floor, but layed a thin piece of plywood down over the length of the drain before it was poured. Building was inspected, passed, then the hammer came out 🙂 LOL
 
If you're not doing an in floor heating system, I would highly recommend adding some high density foam insulation under the concrete.
It may seam like overkill in Atlanta, but it is very difficult to warm concrete in the winter.

Also, I went a little too fancy on my concrete....my next garage floor will simply get a clear coat. No epoxy, flake etc...
