a friend of mine had a rental property that had all copper plumbing until the tenants moved out and took the copper with them.....my friend was happy cause the insurance paid to have the old house fitted with new plumbing and repaired all the walls and of course he got his licensed buddies to the do the job... :giggle:

We have really good tenants so I don't think that'll be an issue but I believe it.

I need my renters to do the same. They have a pex main section with shark bites until the house is in my name. I have a feeling the real fix is gonna snowball.

That's what happened here. Section of pex at a time... I could've chased it that way forever. Just look at this piece-

It was worth it to go in and do the majority of it and get out all of the questionable stuff, and now I shouldn't have to worry about it for a while.

****, I got an call from my mechanic ( on a sunday ) stating my work truck is ready to pick up. I had dropped it off on Tuesday night for its annual inspection and related sticker. He knows 100% that I need it for a job tomorrow because it was not ready on Thursday ... or Friday and said he would come in on the weekend if he had to making sure it was ready for Monday because I was kinda bitchy on Friday when it was not ready LOL.

Call went something like this ...

But by the way... you know how that one front caliper was kinda seized and you wanted me to overlook it and just put the sticker on ??? Well I ended up replacing both front calipers because both were wearing on the inside, and of course pads and rotors. And when we checked the rear parking brake it was barely working soooo... we changed the cable and and once apart the rotors looked like sh*t so we changed those out and put on new pads ...... but man you are going to be golden for years now. Truck looks great, you did a great job on the cab corners and door bottoms. For a 99 it is in really great shape !!

So it's Sunday, and your truck is ready. New sticker on the windshield stating that it's valid for another year, sorry it wasn't ready on Thursday or Friday,

So looks like my $200 inspection will turn in to a bill for $2k. Granted I have known the guy for like 20 years and he knows I have no interest in doing brakes in the snow in my driveway on an F450 but sheesh my wallet will not like tomorrow.

Going rate here is usually $70-80 for inspection and emissions but some places will do it quite a bit cheaper. There is one place that charges $35 but they always dick you on something stupid like wipers.

The in house main shutoff was rotted out to the point I had to have the city shut off the real main so I could replace it. I was holding my breath as the old one came out and the new one went in but that turned out AOK thank God. So now my vacations back home will be relegated to sh*t like this.

State sets the price here 38 buxx pass or fail for 96 and newer
1995 and older is 10 buxx

Last week I did a VIN inspection, title transfer, plates, and tags for a year -- $85. No inspection or emissions test.
