Call me stupid (OK, many of you do that anyways) but we've got a remote video showing scheduled on it and got a prequal letter above asking price. I mean, it's got a guest house with a 5 story tower attached. Views must be something.

Meanwhile it's been a krupnik sort of drinking afternoon. Tonight who knows... toss up between blue paw and daura for a beer or three

Does Look like you have enough space to set up a row or three of solar panels and they would knock down the cost of power and heat. Could also go geo-thermal if the ground is amenable to being dug. Do the states offer tax rebates or home improvement grants for eco-green-tree-hugger projects?

Things that would scare me would be the condition of the HVAC, the plumbing, including the septic field, and the wiring. Unless it has had an internal renovation, expect lots of small rooms and cute, non-functioning fire places that burnt wood when they were used. Think the designer term for all that is "character", or "period elegance" or some other such drivel.

Close, New York of all places. Tax burden is below $5000 and sales price wouldn't be above assessment so if anything they go down.

Not real sure on the tax opportunities at the state level, some would exist federal of course. There is acreage and some single and two story structures aside from the two big ones.

Heat is fired by natural gas (not propane), and has been updated to village water and sewer so no septic and well is ag use these days. Wiring has a 200amp panel and new wire and socket in most of main house aside from some original fixtures/chandeliers containing some old wore inside them. Main house roof was redone 6 yrs ago.

As far as wood fired fireplaces, that's my preference.... although, I'm curious about getting some hard coal and learning to burn that. From 85-99 had a multifurnace setup, oil on one and dual fuel wood/coal the other. Used the wood plenty, but not the coal....
